Flood Recovery: What Homeowners Need to Know About Mortgage Relief and FEMA Help

If you or someone you know was impacted by recent flooding, here’s clear, practical guidance to get the help you need.

This has been a rough week for so many in our community. Our hearts go out to everyone impacted by the devastating flooding along the Guadalupe River and surrounding areas.

While there’s no way to undo the damage, it’s been inspiring to see neighbors, volunteers, and local organizations stepping up with donations and support.

We all know someone affected. And for many, the first place they’ll turn for guidance is their real estate agent or mortgage professional. Just being able to point them in the right direction can make a huge difference.

Here’s what every homeowner needs to know:

What Happens If a Home Is Damaged But Still Has a Mortgage?

If your home was damaged and you’re worried about making your mortgage payment, there are options.

Most mortgage servicers (the company you send monthly payments to) offer forbearance options during federally declared natural disasters.

That means borrowers can pause or reduce payments temporarily — but it’s not automatic.

How to Request Forbearance

You must contact your mortgage servicer directly to request forbearance.

✅ Find the contact number on your monthly statement.
✅ Or log in to your servicer’s online portal to find assistance options.

What Is Forbearance?

  • It’s a temporary pause in payments, not debt forgiveness.
  • Typically lasts 3–6 months, with potential extensions.
  • No late fees or credit score impact as long as you follow the plan.
  • Repayment options vary (lump sum, payment plan, or loan modification).

Helpful Contact Info for Flood Victims

If you or someone you know can’t make mortgage payments due to flooding, do this ASAP:

✅ Call your mortgage servicer and ask about disaster relief programs.
✅ Different loan types often have specific programs.

Here’s some guidance:

  • Various agencies could be coming out with unique programs for the different loan types. We’ll keep everyone posted as more announcements come. Here is what we know so far:
    • VA Loans have a standard disaster relief program.
    • FHA Loans are usually the first to be announced. If you have an FHA Loan, call 800-CALL-FHA (1-800-225-5342) for help understanding programs available.
    • We’re still waiting for more details on Conventional Loans, but here are their standard disaster relief programs.
  • For all home owners, HUD-approved housing counselors are also available to provide free help. Find one by calling 800-569-4287 or using HUD’s online search tools.

We’ll keep everyone posted as new announcements come out. Or you can always call us directly at (830) 402-4284 for the latest info.

How Does FEMA Help?

In addition to declaring official disaster zones, FEMA offers critical support:

  • Temporary housing and displacement aid
  • Grants for repairs or replacing personal property
  • Medical and dental costs caused by the disaster
  • Vehicle repair or replacement
  • Essential household goods (appliances, computers, etc.)
  • Moving and storage expenses

Even if you have insurance, you should still register with FEMA. They can help cover gaps that private policies don’t.
